Step by step
Add a property and its units
A property manager looks after each property for its landlord. Open the property for the landlord, then record each unit with its rent, ready to let.
At a property management firm, each property you look after is a project for its landlord, who is the client. Its units, tenancies, rent, deposits, expenses and the landlord’s statement all belong to it.
Before you start
Link to this section: Before you start- The landlord is already in Kila as a customer.
Tap New property
Open Practice › Properties. The page is Landlords and properties, with tabs for Properties, Landlords and the rest. Tap New property.
Name the property
Under Name, give the property’s name and area, such as “Neema Flats, Block B, Umoja II”.
Choose the landlord and who manages it
Under Landlord, type the first letters of the landlord’s name and choose them. Under Lead, choose the property manager who looks after it.
Choose Managed property, then save
Under Type, choose Managed property. Kila adds its checklist (“Its checklist of 3 tasks is added.”) and asks for the LR or title number, the Location and the Use: Residential, Commercial or Mixed. Tap Save.
Steps 2 to 4 on one form. On Units and rent, tap Unit
The property opens on its Units and rent tab: “Record each unit with its rent; let it to a tenant and the rent bills each month.” Tap Unit.
Enter the unit and its rent
Give the Unit its label, such as B1, and its Kind, such as Bedsitter. Type the Rent a month. Leave the Deposit empty to use your firm’s usual months of rent (“Empty: the business’s months of rent.”), or type it.
Tap Add, then add the next unit
Each unit joins the Rent roll as vacant, with Let to let it to a tenant. Units let counts them, such as 2 vacant of 2.
Good to know
At Jirani Property Managers the deposit is one month’s rent, so B1’s deposit is KES 9,500 unless you type another.
Two units have the same label
Link to this section: Two units have the same labelEach label is used once on a property. Give the new unit another label, such as B1A.
Needs a manager
Opening properties and adding units is for property managers and the owner. Caretakers see the properties and units on the Property desk, never the rent.
