Step by step
End a tenancy
When a tenant moves out, end the tenancy. The rent stops, Kila works out the deposit to refund after what is kept, and the unit is vacant again.
Ending a tenancy settles the deposit: what you keep for repairs or rent owed goes to the landlord, with the reason, and the rest is refunded to the tenant.
Tap End on the tenancy
Open the property from Practice › Properties. On Units and rent, find the tenant’s row in the Rent roll and tap End. The dialog names the tenancy, such as End TEN-…, and the deposit: “KES 44,000 deposit held. What is kept goes to the landlord.”
Check the end date
Ends on is today. Change it to the day the tenant moved out.
Enter what is kept from the deposit
Under Deposit kept, type what you keep, if anything. Leave it empty to refund all of it.
Say why, and how the rest is refunded
If you keep part of it, say Why, such as “Repainting the shop front and replacing a broken lock”. Choose Refund by: Bank transfer, M-Pesa, Cheque or Cash.
Steps 2 to 4 in one dialog. Tap End
Kila says how much to refund:
The unit is vacant again in the rent roll, with Let.
Kila asks why part of the deposit is kept
Link to this section: Kila asks why part of the deposit is keptType the reason under Why, then tap End again.
Needs a manager
Ending tenancies is for property managers and the owner.
- Let a unit to a tenant: letting the unit again.
- Pay the landlord: the landlord’s statement and payout.
Next: let the unit again: Let a unit to a tenant.
